New Build Homebuy

Impact Housing Association currently has properties available for sale on a New Build Homebuy basis in Allerdale and South Lakeland.


Also know as Shared Ownership, this scheme has been introduced by the Government to enable people that can’t afford a property on the open market to get a foot on the property ladder.

The scheme allows you to purchase a share in a property, which is funded by way of a mortgage; the remaining share that you do not own is rented from the Housing Association. Gradually, as you can afford it, you can buy further shares in the property, until in some instances, you own your home outright

The scheme is intended for people who cannot afford to buy a suitable home in any other way. They must be in housing need and be unable to afford an outright purchase.

Although you won’t have bought the property outright, you will have the normal rights and responsibilities of a full owner-occupier under the terms of your shared ownership lease.

Right to Buy

If you were a tenant of Allerdale Borough Council at the time of the Stock Transfer to Impact Housing Association Limited you will have the Preserved Right to Buy your home.

This means that you may be eligible to purchase your current property at a discounted figure.

The price you would pay is the current market value of your home less a Right to Buy discount.  This discount may be limited by the cost of works carried out to your home during the major works programme.

Right to Acquire

The Right to Acquire was introduced on 1st April 1997 and gives some secure and assured tenants of Registered Social Landlords the right to acquire their existing property at a discount. 

The Right to Acquire only applies to secure and assured tenants in self contained accommodation for rent which originally received grant from either the Housing Corporation or Local Authority on or after 1st April 1997.  The only other tenants it may apply to are tenants in properties on Salterbeck which where transferred from Allerdale Borough Council as part of the Stock Transfer.

The discounts allowed are fixed amounts of money set out by the Housing Corporation.

If your tenancy began before 18th January 2005 you must have been a tenant of a public sector landlord for a minimum of 2 years and be a tenant of a qualifying property to be eligible for the scheme.

If your tenancy began after 18th January 2005 you must have been a tenant of a public sector landlord for a minimum of 5 years and be a tenant of a qualifying property to be eligible for the scheme.
