Impact Housing opens Affordable Housing Scheme in the Heart of Kendal

Kirkland View in Kendal is an outstanding new building with great views over the centre of Kendal.  The site was previously Stokers Garage which was demolished in 2006. 

Impact started work on this site in April 2011 and completed in March 2013. We had our opening for this scheme on Friday 26th April 2013.

Kirkland View provides 33 flats with 12 of those flats designed for people with physical disabilities.  The development also includes a retail unit on the ground floor.

The flats will provide affordable rent for locals.  A typical rent is £91 per week for a 2 bed flat, compared to a typical private market rent of £132 per week. Also, they are built to such a high standard that estimated running costs should be no more than £350 per year for heating, hot water and lighting.  

The Construction project delivery partners working with Impact Housing Association on the scheme were Thomas Armstrong Construction Limited, (Main Contractor), Croft Goode Limited, (Architect), WDS Limited, (Structural Engineer), Donleys (Employers Agent) and RG Parkins (CDM).
The total project cost was some £4.5 million, with contributions of £176,800 from SLDC and £1,817,904 from the HCA. Impact has borrowed the remainder commercially.

Impact Housing Association’s Chief Executive, Mike Muir, said:

South Lakeland District Council’s Housing Strategy Manager, Tony Whittaker, said:
“The council is delighted to see the completion of this much needed affordable housing scheme.  There is a very high need for affordable housing in Kendal and the wider district which is why the provision of new affordable housing is one of SLDC’s top priorities. The council provided a grant contribution of £176,800 towards the scheme and Impact Housing has delivered a high-quality development that meets the needs of a range of households, including those with physical disabilities.”

Feedback
