During the financial year to 31st December 2004, turnover increased by almost 20%. This resulted from an increased development programme and a significant growth in Community Investment activities. Developments included the acquisition of the Old Brewery Residences in Carlisle providing Student Accommodation and the acquisition of properties from Cumbria County Council providing accommodation for people with learning disabilities. In addition, further contracts from the Learning and Skills Council and the Department of Work and Pensions enabled Impact to expand its provision of Community Investment activities. Within our housing services we continued to manage void losses effectively, enabling re-investment into repairs and maintenance of stock. There was only limited growth in the area of supported housing due primarily to the uncertainty surrounding the Supporting People funding. During this period of significant growth, the organisation has continued to ensure that high standards of service are maintained as evidenced by very positive external reviews from the Adult Learning Inspectorate, OFSTED, Supporting People, external auditors and the Housing Corporation. |
