Stock Investment Programme

Impact Housing, supported by Riverside’s Partnership Pledge, are launching their ambitious investment programme. Over the next 3 years we will be investing up to £25 million in modernising and improving homes across our stock.

In line with this investment the newly formed stock investment team have developed a planned programme which will deliver over 5,000 component replacements over the next 3 years.  We have also incorporated an additional 2 year planned programme of £10 million to deliver a further 2,500 components replacements. This means we will be investing £35 million over the next 5 years.

The type of improvement we will undertake to your home internally may include a new kitchen, bathroom, boiler and heating upgrade.  External improvements may include new windows, external doors, roof replacements and works to external walls. We have created some frequently asked questions to hopefully answer any queries you may have regarding the Investment programme.

The programme, listed by street in each area shows the proposed improvement and the year that the works will be carried out. 

Year 1 – programmed year for component replacement.

Reserve – replacement of component subject to validation survey via future appointment.

Roof Survey – roof condition to be assessed and programmed.

 All properties will be surveyed ahead of planned works. Your home may already have been surveyed as the team have been busy over the past few months, meeting customers and carrying out initial validation surveys over a wide range of Impact properties throughout the region.

You may not get the same works completed as your neighbour as works will vary from property to property according to age and condition.  Each component in your home has been assessed as either requiring replacement or being in decent condition and so does not need investment at the moment. These components not currently in the 5 year programme will be recorded for inclusion in future programmes.

Important Items to Note.

Due to data protection law we have had to list the works on a street by street basis. This does not necessarily mean that all properties on the street are in line for investment works. Over the coming weeks we will write to you detailing the nature of the works specifically to your home well in advance of works starting.

All works are subject to a validation survey, access to your home will be required.

Due to the nature of these works the programme may be subject to change, i.e. inclement weather, contractor availability, statutory planning consents etc.

A valid gas safety certificate and asbestos survey, where required, must be in place before works commence. Access will be required in order for us to undertake these.
