First scheme opening outside of Cumbria

Impact Housing Association has just completed their first scheme outside of Cumbria, not only increasing stock but forming a good working relationship with Lancaster City Council. 

We celebrated this event with our tenants and their families, along with representatives of Lancaster Council at 3.00pm on Wednesday 1stDecember 2010.  There was speeches, visit to the houses and refreshments such as jacket potatoes, candy floss, bouncy castle and outdoor games for the families…

Windermere Road in Carnforth, Lancashire is a scheme of six 2-bed houses and four 3-bed houses for social rent.

The scheme came about when private developer Maple Grove Developments and builder Robert Hughes Ltd approached Impact Housing with the site, which they were keen for us to develop for affordable housing.

The homes are timber frame and built to very high levels of thermal insulation (“Code for Sustainable Homes Level 3”) to ensure that they continue to be affordable as energy costs increase.

The build cost was £1.3 million in total. We received £650,000 grant from the Homes & Communities Agency and £50,000 from Lancaster City Council to assist in the build, with Impact contributing the remaining £400,000.

All of the new tenants were nominated by the City Council from their housing waiting list. The scheme completed in October 2010, with tenants moving in straight away to enjoy their new homes.
