Who May Not Qualify

Generally we will not consider an application from you if;

·        You or a member of your family, intending to live with you, have been evicted by a previous landlord for anti-social behaviour.  Or is known to have committed persistent/serious anti-social behaviour which did not result in an eviction or prosecution, but written statements to that effect have been obtained from a housing professional, the police or another agency.

 ·        You or a member of your family, intending to live with you, have been convicted of a criminal offence, which, if repeated would create a nuisance/annoyance or fear amongst other residents.

 ·        You have current or former rent/mortgage arrears through wilful refusal to pay.

 ·        You have abandoned or wilfully damaged property owned by a local authority or registered social landlord.

 ·        You have caused racial or other harassment.

Allocations

As a tenant of Impact Housing you have the right to exchange accommodation with tenants of other housing associations and local authorities.  You must obtain prior written approval from us, but we cannot withhold consent unreasonably.  In order to qualify for an exchange the main requirements are that:

·         No tenant involved in the exchange is under a court order for possession.

·         Over-crowding would not take place as a result of the exchange taking place.

·         Underoccupation would not arise as a result of the exchange.

·         The exchange would not result in a property, which is meant for occupation by a disabled person or someone with special needs being occupied by other than such a person.

·         Where rent arrears are owed. 

 
Complaints Procedure

If you feel your application has not been dealt with fairly, you have the right to appeal to the Associations Director who will reply within 14 days giving his/her decision on the appeal.  If you are still not satisfied with the decision, the matter will be referred to the appropriate Area Committee, who will meet with the applicant, and after considering the matter, make a final decision.
